Important remodeling investment decisions may have to be made when considering purchasing a home or improving an existing home. Updating worn-out surroundings, enlarging a home, or rebelling against yesterday’s standards are common reasons for remodeling.

As a homebuyer, perhaps you have found an otherwise perfect home in the perfect neighborhood but accompanied by an imperfection – such as an out-of-date and/or too small kitchen. 

Certain caveats are in order.  First, adding a third bedroom to a 2-bedroom house will probably add much more value then adding a bedroom to a 4-bedroom home.  Second, “remodeling” can be simple and inexpensive with very enjoyable results.  For example, a new vanity can give an old bathroom a totally new look. If the basic kitchen plan is good, major remodeling may not be needed.  Even a minor facelift – painting, new floor covering, repainted cabinets or new cabinet doors, and new shiny handles and hinges – can make an old worn kitchen sparkle like new.

Third, some improvements do not pay and can even lower values.  Expensive over improvements for the neighborhood, high cost single use luxurious improvements, and flamboyant architecture do not pay.
