Penn Quarter, Gallery Place and China Town Real Estate Statistics for 2007

The total number of units sold in Penn Quarter this past year was 102. The days on market averaged 73. In 2006 the days on market was 43. 

– A total of 3 – THREE bedrooms sold. The average days on market was 58. Last year the average was 34 days.  The average sold price was $812,666. Last year the average sold price was $820,000. Two of the three properties sold below the listed price and one sold above.

 

– A total of 27 – TWO bedrooms sold. The average days on market was 76 days. In 2006 it averaged 59.76. The average sold price was $607,225. In 2006 it was $632,552. Four properties sold above the listed price, six went for the same price and nineteen were sold below the listed price.

– A total of 63 – ONE bedrooms sold. The average days on market was 74. In 2006 the average was 37. The average sold price was $409,900. In 2006 the average was $424,037. Seven properties escalated above list price. Twenty properties sold at the listed price. Thirty nine properties sold below the listed price.

– A total of 8 – efficiencies sold. The average days on market was 69 days. In 2006 it was 37. The average sold price was $289,099. In 2006 it was $292,030. Four of the properties went below the listed price. Three went at the listed price and one escalated above the listed price.

675 E Street had one sale in 2007. It was a two bedroom, which sold for $1,500,000 in 29 days.

– Gallery Place –

777 7th Street had 5 sales in 2007. There were two efficiencies which averaged $272,450. In 2006 the avg. was $301,625. There were 3 one bedrooms which averaged $391,333. In 2006 the avg. was $399,671. In 2007 not one 2 bedroom sold.

– The Cosmopolitan —

715 6th Street had 1 sale in 2007. There was one 1-bedroom which sold for $389,000.
